Introduction:

Construction project management breaks down on site when the delivery method is chosen without regard to risk, trade packages reach site before the design is buildable, RFIs sit unanswered and handover starts with incomplete test records. The result is rework, idle crews and owners who cannot occupy on time. This Core Concept course equips project managers, site managers and owner's representatives to run building and infrastructure works from pre-construction through mobilisation, trade coordination, cost and quality control to commissioning and handover. Participants produce a Construction Project Execution Plan for a live or recent project.

Course Objectives:

  • Select a project delivery method for a building or infrastructure scheme and set out the owner, designer and contractor roles it implies
  • Run a pre-construction constructability review and prepare a site mobilisation and logistics plan before work starts
  • Coordinate subcontractors and trades through package interfaces, look-ahead plans and weekly work planning
  • Control construction cost through monthly valuations, cost-to-complete forecasts and variation records
  • Manage site quality and project information through inspection routines, snag lists, RFI and submittal registers and BIM coordination
  • Produce a Construction Project Execution Plan that carries the project through testing, commissioning and handover

Day 1: Construction Project Delivery Methods and Team Structures

  • Construction Management Scope: Scope, Time, Cost and Quality Across Five Project Phases
  • Design-Bid-Build Sequence: Separate Design Appointment and Competitive Tender on Completed Design
  • Design-Build Delivery: Single Point of Responsibility, Contractor-Led and Architect-Led Variants
  • Construction Management at-Risk versus Agency Construction Management: Role and Risk Comparison
  • Delivery Method Selection Matrix and Project Organisation Chart

Day 2: Pre-Construction Planning, Constructability and Site Mobilisation

  • Pre-Construction Services Checklist: Site Investigation, Permitting and Team Assignment
  • Constructability Review Workshop Using Design Drawings and Buildability Checklists
  • Trade Package Breakdown and Procurement Lead-Time Register
  • Site Mobilisation Plan: Temporary Facilities, Utilities Connections and Access Routes
  • Site Logistics Layout Drawing: Laydown Areas, Crane Coverage and Delivery Scheduling

Day 3: Trade Coordination, Short-Term Planning and Site Information Flow

  • Subcontractor Interface Matrix and Scope Gap Review
  • Look-Ahead Programme for Six Weeks with Constraint Removal Log
  • Last Planner Principles at Overview: Pull Planning, Weekly Work Plan and Percent Plan Complete
  • RFI Register and Submittal Log: Raising, Tracking and Closing Design Queries
  • Daily Site Diary, Progress Logs and Weekly Coordination Meeting Minutes

Day 4: Site Cost Control, Quality Inspection and Coordination Risks

  • Monthly Valuation and Progress Payment Application Review
  • Cost-to-Complete Forecast and Variation Tracking Sheet
  • Site Inspection and Test Routine with Non-Conformance Reporting and Snag Lists
  • BIM for Construction Management at Overview: Clash Detection, 4D Sequencing and Model-Based Quantities
  • Stakeholder and Authority Coordination Register: Permits, Utility Providers and Neighbour Interfaces

Day 5: Handover Case Study and the Construction Project Execution Plan

  • Case Study: Mixed-Use Building Package Clashes and Look-Ahead Recovery
  • Testing and Commissioning Sequence: Systems Completion, Witness Tests and Commissioning Records
  • Handover and Closeout Pack: As-Built Records, Operation Manuals, Warranties and Defects Period Plan
  • Construction Project Execution Plan Drafting for a Participant Project
  • Execution Plan Presentation and Peer Challenge Panel
